We make the processes of buying and selling a property easier, faster and more efficient, thus reducing the difficulties and concerns of our Clients.
Property Purchase

Commitment: we establish an ethical commitment with the Client regarding the objectives to be achieved and the work to be carried out

Market research: we research and list possible solutions (real estate) based on the Client's requirements and analyze them together

Visits/viewings: we schedule and monitor visits to properties

Purchase proposals: we prepare purchase proposals and negotiate them

Document analysis: we analyze the legal documentation of the property

Promissory contract of purchase and sale: we review and negotiate the draft of the promissory contract of purchase and sale, accompanying the Client in its signature

Bank evaluation: we accompany, when necessary, the valuation of the property carried out by a bank financing the acquisition

Deed: we prepare and review the necessary legal documentation for the definitive purchase and sale contract (deed) and assist its signature procedures

Post-purchase guidance: we advise our Clients on post-deed procedures, namely with regard to legal (property registration), tax (IMI) and even operational issues (change of fiscal address, updating of various cards, transport and removals, works and repairs, provision of water, electricity, gas, telecommunications services, etc.)
Property Sale

Contract: we sign a Real Estate Mediation Contract with the Client

Document analysis: we collect and analyze the legal documentation of the property and its owners

Property preparation: we prepare the property to be photographed and visited

Photographic session: we carry out professional photo session

Marketing and advertising: (i) we promote the property on the largest national real estate portals, in addition to several dozen international real estate portals, (ii) we promote the property on social networks, (iii) we advertise the property with the KW network and other real estate mediation networks

Contact management: we receive contacts, provide clarifications and provide the requested commercial information

Visits/viewings: we schedule and accompany visits to the property

Report to seller: we regularly report to the Client the actions and results of the commercial action

Proposals: we receive, analyze and negotiate proposals

Document analysis: we analyze legal documentation relating to buyers

Promissory contract of purchase and sale: we prepare and negotiate the draft of the promissory contract for the purchase and sale of the property, assisting the Client in signing it
